Internship, Office of the Lieutenant Governor

Who: Office of the Lieutenant Governor

What: The JEO Initiative is accepting an intern to work closely with Initiative staff on key projects, including implementation of the Restore, Reinvest and Renew (R3) grant program, the establishment of more robust reentry systems, and the planning process for events hosted by the office and the Lieutenant Governor’s public engagements

Responsibilities:

  • Assist with writing briefs and talking points for the Lieutenant Governor
  • Assist with planning for the office’s criminal justice-focused events
  • Conduct policy and legislative research
  • Attend meetings with advocates, service providers, government leaders, and other criminal justice stakeholders
  • Provide administrative support to the team

Intern, Timber Hill

Who: Timber Hill Group (“TH”) is a fast-paced industrial real estate acquisition company. TH acquires and develops industrial real estate related to ecommerce and logistics. We execute on sound investments providing risk adjusted returns for high-net-worth individuals and family offices. We are a focused, experienced mission-oriented company looking to offer an amazing internship assisting our Managing Partner, Cary Goldman and the senior leadership. What: For this role, an intern will need to live within a reasonable commute of the office in Rosemont, IL. They will have the opportunity to participate in all aspects of commercial real estate acquisition, operations, and investments, and can expect to be staffed on multiple transactions at once. Due to the relatively small size of the investment team, an intern will “wear many hats” and will be expected to assist on job functions related to acquisitions, financing and investor relations.

 The Intern will have the following primary responsibilities:

 
                   Market Research – Including data mining.
                   Correspondence – Provide research for responses.
                   Meeting Management - Including preparing notes and  distributing action items.
                   Development of Presentation Materials - Emphasis on GIS mapping.

 

Qualifications: 

Strong GIS skills as one of the most important projects will be mapping our target acquisition markets with layered information including site details, zoning, wetlands, flood plain, etc.

Intern, Lightengale Group

Who: Lightengale Group is a real estate development consulting firm based in downtown Chicago. Our strong suit is the coordination of financing for multi-family rental affordable housing. We also coordinate the development process (architect, contractor, property management) for several of our clients. We mainly complete work for affordable housing developments in Illinois and Iowa. We have been in business since 1999.

What: Lightengale Group takes a team approach to completing quality work for our clients. The Intern will help support the Project Managers in a wide range of tasks in seeing affordable real estate projects through from beginning to end. We are interested in a candidate who has real estate experience, has or is taking Development Finance, has GIS skills and has a career interest in affordable housing development. We are looking for a candidate who can work up to 24 hours a week, Monday through Thursday. We can be flexible on the days and times worked. Position is offered at $20 per hour. We have many interesting projects that require flexibility, competency, and speed. The Intern will be asked to work on tasks for multiple projects, which will touch on the initial feasibility stage, predevelopment/ funding, and closing stages of our projects. 

Responsibilities:

Application Processing 

• Estimating scoring for potential projects 

• Completing all basic items for funding applications and funding-related submissions (such as maps, photos, basic research, team forms, operating and property tax comparisons, and narratives) 

• Coordinate a variety of background information, diligence and anything needed to support the completion of funding applications 

• Completing loan and grant documentation (Tax Credits, FHLB AHP, pre-development loans, DCEO, Project-Based Vouchers, Class 9) 

• Identifying and reviewing redevelopment plans for specified information; completing worksheet entering in critical information 

• Researching census/ other data and presenting results in a helpful way that improves understanding 


Project Underwriting / Due Diligence 

• Assisting Project Managers on a wide range of projects 

• Due diligence related to determining various costs for a variety of development and operations costs 

• Review architectural plans for compliance with lender requirements 

• Review GC budgets for compliance with project budgets and lender requirements 

• Reviewing and completing a variety of property management documents 

• Assistance with a variety of project tasks as needed – may include site visits, coordination of applications or other tasks on an as-needed basis 


Expectations 

• Ask questions and continuous desire to learn and improve 

• Ability to prioritize, communicate challenges, and discuss options internally 

• Utilization of LGG filing standards for all electronic files 


Qualifications:


Bachelor’s degree 

• Either experience in real estate development, or have taken Development Finance 

• GIS experience 

• Excellent math skills 

• Very good writing skills 

• Generally, computer savvy, including MS Excel and Word 

• Successful track record of completing complex tasks on deadline
